    • Process evictions if necessary – We pay for evictions if we placed the tenant
    • Existing tenant lease renewal negotiations
    • Bid, contract, and supervise normal maintenance and repairs
    • Semi-annual interior inspection of property
    • Bi-monthly exterior inspection of property during the growing season
    • Coordinate and supervise any alterations or capital improvements as requested

Tenant Placement
At Advanced Property Management our goal is to place the highest quality prescreened tenant into your unit as quickly as possible.  In addition, we provide the following tenant placement services:

    • Rental market comparisons to obtain the highest possible rental rate
    • Vacant unit showings – weekdays, evenings and weekends
    • Thorough tenant screening including credit verification, criminal background     
       checks, employment verification, and rental history
    • Negotiate, prepare and execute the lease
    • Move-in property inspection with the tenant
    • Move-out property inspection with the tenant
    • Evaluate and distribute the security deposit refund in accordance with the 
       Colorado Real Estate Rules and Regulations on damages versus fair wear and tear
    • Eviction proceedings if necessary – If we placed the tenant, we pay for the eviction
